PROPERTY MANAGEMENT SERVICES
TENANT SELECTION:
This is by far the most important phase of the tenancy. Selection of a well qualified tenant will ensure minimal problems throughout the tenancy.
Prior to entering into a Residential Tenancy Agreement, and subject to the Landlords approval all prospective tenants are required to meet a 100 point check system.
RENT COLLECTION:
Not only do we physically collect and account for rents, but we have systems in place to ensure that rents do not fall into arrears. It is vital to ensure that rents do not have the potential to fall into arrears.
To this end a daily report is generated by our computer, if a tenant’s rent is beginning to fall into arrears we take immediate action to rectify the matter by –
• Contacting the tenant by telephone or, if necessary, visit the property,
• Send a letter to the tenant, advising them of their obligations to pay rent, and
• Should a tenant continue to fall into arrears, we then issue a Termination Notice, and advise the Landlord accordingly.
FINANCIAL STATEMENTS
As a Landlord you will receive:
• A detailed monthly statement of rents collected, and any outgoings paid on the Landlords behalf, and
• An end of financial year statement totaling all income and outgoings.
Landlords monthly cheque for rent received can be directly deposited into an account of their choice.
PROPERTY INSPECTIONS:
• Prior to occupancy, we inspect the property and complete a detailed report,
• We conduct regular property inspections with written reports to the Landlord including our recommendations and comments,
• The Landlord is more than welcome at any time to join us when we carry out an inspection of the property.
PROPERTY MAINTENANCE:
We manage a number of residential and commercial properties and have established a list of reliable property maintenance tradesman whose rates are competitive. It should be noted that:
• We do not charge our landlords for organizing repairs,
• Nor do we add a surcharge onto the invoice for the work undertaken,
• If the work is significant, we inspect the work before making payment. The Landlord is welcome to accompany us at the inspection.
